If you are considering purchasing a East Tennessee area lake home or and lot for investment on one of our 7 area lakes it is important to understand the difference between real estate lake terms. Here is a closer look at Real Estate Terms for Lake Property.

Lakefront. This specifically refers to a home or lot that borders the water. Whether it is a small strip or 100 yards of shore line, lakefront property has some frontage on the lake, river, or creek. Sometimes, this phrase is called "waterfront."

Lake View. This type of property has a view of the water, but the property is not located directly on the lake, river or creek. Property with lake views may be located close to the lake, but not actually on the lake, river, or creek. .

Lake Access. Properties with lake access typically mean they are located in a community that allow property the use of the community common lake front. Some of the common lake front communities may have a picnic area, or even a club house with pool or even an marina. In real estate terms, access is the ability (ingress or egress) to enter, leave, and return to a particular property.

Seasonal Water. This description is used for lakefront properties where the water level fluctuates during the different seasons. During the winter it's possible the water level will completely recede. For seasonal water levels of area lakes Visit JustListedLakes.com.

Deeded Access. With deeded access, property owners own a piece of land that includes a deed to a separate piece of land that has actual water frontage. Sometimes, this may mean the property owners share this access with one or more property owners.

Many buyers want second homes just for this reason–a place to enjoy with their families–a place to unwind and make memories. In our hectic lives, we can count on restoring ourselves with a trip to this special place. When I talk to those who have second home– a cabin in the woods or a lake house, a ski chalet, or a condo in East Tennessee –everyone cherishes the time and memories they have here. http://www.justlistedlakes.com/
