Don’t Forget the ‘Windshield Effect’ When Perfecting Your Listing.

Most sellers concentrate on getting the inside of their homes ready for visiting buyers according to Sabine H. Schoenberg Staging Tips Blog Contributor . While this is, of course important many miss the most important moment in the presentation of their home: The so-called “windshield effect.”

By the time buyers enter a home they already formed opinions. They already have emotional imprints and reactions. The property, including your seller’s “stuff” spread around the outside of the home, gives them clues about the sellers and, most importantly, their motivation for sale.

What story does your home tell a buyer right now? What story do your home want it to tell?
• When you drive up to your house, what do you see? Overgrown shrubs or a landscape, which draws your eye right to the front door?

• Where do buyers park, and how do they get from there to the entrance? Is it in front of your house, to the side, in front of a garage? What makes the walk from the car to the entrance enjoyable? Are surfaces, handrails, and steps safe and secure?

• What kind of items are scattered around your house at any given day? Do buyers have to walk past garbage or recycling cans since pick up occurred that day? Are kids toys strewn all over the front yard? Are their “gifts” from your pets on the lawn? If the listing shows a sprinkler system, for example, do not have a sprinkler hose hanging out on the front lawn?

• Is your house nicely lit at night? Good lighting adds a romantic side to your home. Buyers who are contemplating a purchase might just be doing an evening drive by for a bit of dreaming – let them fall in love!

This Week. The median list price in KNOXVILLE

National and County-wide news sources are slow ( The lag time for existing-home sales is typically 60-90 days national the data takes into account when a buyer actually closes on the home.) and do not accurately represent what is happening in our local market.

It's important to stay informed about conditions impacting our local neighborhood. I hope you find it useful. These market reports are updated weekly so you can be "ahead of the curve" as to a more reflective information of the housing market the direction the housing market is headed.

This Week. The median list price in KNOXVILLE, TN this week is $176,900. Inventory is tightening and days-on-market is falling. The Market Action Index shows demand heating up. These are relatively bullish signs for prices.

Supply and Demand Home sales have been exceeding new inventory for several weeks. However because of excess inventory, prices have not yet stopped falling. Should the sales trend continue, expect prices to level off soon and potentially to resume their climb from there. Watch prices as the market transitions from a Buyer's market to a Seller's market.

Price The market has been on a downward trend recently and this week, while essentially flat, doesn't break us out of that cycle.

Housing out-performed other portions of Tennessee's economy in the second quarter.

FHA Waives Foreclosure Waiting Periods Via Its “Back To Work

YES this Year I'm going to Buy a HOME of My OWN.

For Immediate Release: Mortgagee Letter 2013-26 Date: August 15, 2013| Effective Immediately, FHA Waives Foreclosure Waiting Periods Via Its “Back To Work – Extenuating Circumstances”

FHA is continuing its commitment to fully evaluate borrowers who have experienced periods of financial difficulty due to extenuating circumstances.

As a result of the recent recession many borrowers who experienced unemployment or other severe reductions in income, were unable to make their monthly mortgage payments, and ultimately lost their homes to a pre-foreclosure sale, deed-in-lieu, or foreclosure. Some borrowers were forced to file for bankruptcy to discharge or restructure their debts.

Because of these recent recession-related periods of financial difficulty, borrowers’ credit has been negatively affected. FHA recognizes the hardships faced by these borrowers, and realizes that their credit histories may not fully reflect their true ability or propensity to repay a mortgage.

To that end, FHA is allowing for the consideration of borrowers who have experienced an Economic Event and can document that: certain credit impairments were the result of a Loss of Employment or a significant loss of Household Income beyond the borrower’s control; the borrower has demonstrated full recovery from the event; and, the borrower has completed housing counseling.

We offer you a simple, no-commitment step, conducted by e-mail or on the phone, from your information you fill out on our form online or you can visit JustListedKnoxville.com/Loans to contact lenders direct. The loan officer will ask you a few simple question and will be able to answerer your questions after you reveal a few basics — to narrow down your mortgage options based on your individual needs then the loan office can answer questions like: "Do I qualify for a loan?" and "How much can I borrow?" It's quick, it's easy.http://justlistedknoxville.com/loans/
